Our Rules (Please Read Carefully)

We Do Not Support  “Party Houses”! You understand and agree to comply with the Las Vegas Municipal Code regarding Short-Term Residential Rental Businesses or any other city ordinance that may apply. The city rules you must follow are incorporated into this agreement. Our Rules & Regulations change from time to time. It is your responsibility to check for updates. You agree to adhere to the most up to date version during the time of your stay. There is no smoking in the home (up to $250 fine). Please do not throw cigarette butts on the ground. Our neighbors and home are to be RESPECTED. We do not tolerate any disturbance of our neighbors what so ever. You are not to block any neighbor’s driveway. There are no wild parties allowed, if it is discovered that you are having an outrageous party you will be asked to leave with ZERO refund.  You agree to adhere to all the information on this website as well as any and all other documents or agreements pertaining to the rental of any home that has been sent to you. We are confident that everything will be just fine, however as policy dictates we must remind you that our homes are located in residential neighborhoods. The respect, peace and quiet of our neighbors is our first and foremost concern. If our neighbors or the police call us for any disturbance you will be asked to leave without a refund. On average most people are clean, quiet and respectful. Below you will find a list of things that are unacceptable and if not followed and explained to all your guests or anyone coming to the home, you may be fined or even asked to leave WITHOUT A REFUND. All of your guests must be made aware of the rules as described in the Furnished Home Rental Contract you sign. Please ask your guest or anyone coming into the home to visit our website and read all of these Rules. Prices may be higher during weekends, holidays, conventions, special events, summer vs, winter etc. Always check to make sure your dates are available prior to renting your selected home.   • NO smoking in home
  • NO foreign objects in pool or spa
  • NO leaving Premises excessively dirty
  • NO damaging any of the furnishings or appliances
  • NO removing any of the linens or any other item that is not yours
  • NO leaving the electric running full blast or leaving the doors or windows unlocked upon vacating the Property. Please make sure all lights and air conditioning/heating are all turned off and all doors/windows are locked and secured
  • No leaving trash outside of trash bags. Please make sure all trash is bagged up
  • NO dirty dishes left outside of dishwasher. Please place them inside the machine
  • NO tampering with pool equipment
  • NO moving furniture around from room to room
  • NO jumping off roof into pool
  • NO loud music outside
  • NO using BBQ as fire pit
  • NO fireworks of any kind
  • NO fighting
  • NO police called to the home for any non-medical domestic issues
  • NO putting feminine products down toilet
  • NO pets or animals, unless the Property is designated to allow pets or animals or Lessee receives special written permission from Landlord
  • NO heating of Pool. Spa heating is acceptable and is at no cost. Spa heater is on a timer for 1 hour use at a time. Landlord makes no claims or guarantees to the temperature or consistency of the water heat temperature
  • NO unruly gatherings
  • NO obstruction of public rights-of-way by vehicles or persons
  • NO service of alcoholic beverages to minors, or the possession or consumption thereof by minors
  • NO illegal possession or consumption of controlled substances
  • NO violence or other disturbances of the peace
  • NO vandalism
  • NO litter upon public rights-of-way
  • NO urinating or defecating in areas visible to the public
  • NO boats, campers, trailers, mobile homes, recreational or commercial vehicles or any non-operative vehicles unless you receive written permission from Landlord

Any violation of the above rules may result in a fine of up to $250 per incident.

Arrival/Departure Schedule (Please Read Carefully)

In order to avoid any confusion when renting, please always check to make sure your dates are available prior to requesting your selected home.

  • Arrival Time: 4:00 pm
  • Departure Time: 10: 00 am

Our Arrive/Departure Schedule is the same for all homes.

When you arrive, simply go to the front door and enter the personal code you were given onto the push pad. To lock the door, push the little lock logo located on the push pad.

When you depart the home, please be sure you have all your personal items, as we do not ship personal items. Please make sure all lights and air conditioning/heating are turned off.

Please make sure all trash is bagged up, all dishes have been put in the dishwasher and all windows and doors have been locked.

Occupancy

The total daytime occupancy of the home shall be limited to a maximum of one and one-half times the nighttime occupancy limit. Nighttime means the period of time between 10:00pm one day and 9:00am the next succeeding day. Daytime means the period of time between 9:00 am and 10:00 pm on a given day.

Occupancy Guideline for Nighttime:

One bedroom = 6 occupants
Two bedrooms = 8 occupants
Three bedrooms = 10 occupants
Four bedrooms = 12 occupants
Five bedrooms = 14 occupants

Responsibilities, Parking, Sound, Trash & Prohibited Activities

Even though you have been charged a cleaning fee, it is your responsibility to leave the home in the same condition as you found it with the exception of washing sheets, towels, and other linens. Always check to ensure all doors and windows have been locked before leaving as we assume NO responsibility for lost or stolen items.

All occupant vehicles shall be parked on site and shall not be parked in the adjacent public right-of-way. No commercial vehicles shall be permitted on the home or parked in the adjacent public right-of-way, except where otherwise permitted in commercial zoning districts.

Notwithstanding the provisions of LVMC Chapter 9.16, the use of any radio receiver, stereo, musical instrument, sound amplifier or similar device which produces, reproduces or amplifies sound shall take place only within the enclosed home.

Trash and refuse shall not be left or stored in a public view, except in proper containers for the purpose of collection.

No home may be used for the purpose of holding weddings, parties, receptions or similar events.

Other Information

As part of renting a home from us, you must be at least 18 years of age and must agree to our Furnished Home Rental Contract. You will be required to sign this contract online prior to arrival. By NOT following the Furnished Home Rental Contract, you understand that you can either be fined or asked to leave without a refund or both. Even if a security deposit was never charged at the time of renting the home you are still responsible for any damage caused to the home or furniture. It is further understood that you are responsible for everyone in your party and anyone coming into the home and that you are accepting full responsibility for all that enter into the home. The management or owners shall not be held responsible or liable for any bodily injury caused to you or your guests while in or on the premises. Children must be supervised by a parent or an adult over the age of 18 at all times while children are swimming in the pool or spa. There are no lifeguards on duty. We assume zero responsibility or liability for the safety of you, your guests or your children while swimming in the pool or spa. We assume no responsibility for lost or stolen items. Upon arrival you accept the home in “as is condition“ and understand there are no refunds for any reason whatsoever.  Upon vacating the home if anything is missing, broken or damaged in any way or additional services have been ordered such as Pay Per View, you will be liable for such charges. The property may have exterior video/audio cameras to help protect from burglars and to check on your safety if ever needed. We also use them to ensure lease conformity if necessary. For your privacy, we do not ever maintain any video/audio devices of any kind inside the property. Clients will be given their own private code to the alarm system and instructions on how to operate the alarm. Please use the alarm with caution. If one person sets the alarm and does not inform everyone in your party, someone may come home not knowing the alarm has been set and the alarm will go off. That will trigger dispatch to send a guard to come out and this charge may be passed on to you. Don’t use the alarm unless you are very sure how to use it and that everyone in your party knows it has been set.
